Tokyu Community: trial of infrared drones for pre-renovation condominium facade and roof surveys
Property manager Tokyu Community announced a trial of infrared drones for facade and roof surveys before large-scale condominium renovation. The aim is to improve repair estimates that were extrapolated from sample tapping. No trial results or accuracy figures were published.
| Owner | Condominium management associations served by Tokyu Community Corp. (individual buildings not named) |
| Provider | Tokyu Community Corp. (property manager) |
| Location | Japan (managed condominiums; sites not named) |
| Aircraft | Not stated |
| Sensors | thermal infrared, RGB camera |
Before
Visual checks and hammer tapping of sample areas; the share of hollow tiles was extrapolated to estimate repair quantities and cost.
With drones
A drone with thermal and visible cameras images facades and roofs to find temperature differences from tile delamination or leaks, including on super-high-rise and hard-to-see areas, as one survey tool under evaluation.
Outcomes
| Metric | Value | Basis |
|---|---|---|
| purpose | more accurate repair-rate and cost estimates for large-scale renovation (about 180 projects a year across about 330,000 managed units) | Target |
| trial results | not reported | Reported |
Caveats & limits
- Company press release announcing a trial; no accuracy, cost or time results and no named buildings.
- Full adoption was conditional on trial results; later outcomes were not checked here.
- The release does not discuss weather, solar exposure or flight-permission constraints, which strongly affect infrared facade surveys (see C42).
